These are questions we are genuinely asked. The answers are genuine too — instead of marketing lines, we wrote down what we actually do.

Trust and Keys

Do I have to give you the key to my home?

No. With the Exterior Check package no key is taken and nobody enters. If you would rather not hand over a key, you can fit a smart lock and set a temporary code for the visit time, or leave the key with a neighbour or the complex management for us to collect on each visit. If you do hand over a key, a handover record is signed and the key is kept numbered in a locked cabinet — with no address on it.

How do I know who is entering the house?

Before every visit you are told the name and staff number of the officer who will come. The visit is recorded from start to finish on the officer's body camera, and the recording is shared if you ask for it. Everyone who enters your home — whether they are on our own payroll or part of a contracted team we work with in the busy season — is subject to the same rule: a criminal record check is obtained, they are tracked by staff number, and the visit is recorded on camera.

What happens if something is damaged?

We hold professional indemnity and third-party liability insurance; the policy number and cover are shared on request. Damage caused by our team's fault is covered. And because every visit has a camera recording and photographs, when the damage occurred is never a matter of debate.

Doesn't the camera recording invade my privacy?

Recording takes place only for the duration of the visit and only for inspection purposes, and it is silent by default. Sound is turned on only briefly when the officer needs to explain a finding, says what is being done, and is then turned off again. Recordings are kept for 30 days and then deleted automatically. The purpose of processing, the retention period and your rights are set out in detail on the Camera Recording Policy page. You can ask for specific rooms to be excluded from recording; that request is written into the contract.

Are your staff subcontractors or your own team?

Most of our inspection officers are on our own payroll. In the busy season and in some areas we also work with contracted teams; we are not going to pretend otherwise. Whether they are ours or not, everyone who enters your home is subject to the same rule: a current criminal record check is obtained and held by us and confirmed to you before the visit, they are tracked by staff number, and the visit is recorded on the body camera from start to finish. For specialist work (authorised air conditioning service, electrician, pool engineer) our own officer accompanies the tradesperson called in; the house is never left alone.

Scope of Service

I don't speak Turkish or English. How will we communicate?

Just state your native language on the survey request form. We come to the survey meeting with an interpreter who speaks it, and we charge nothing for this. All your inspection reports are produced in your native language too; WhatsApp messages and urgent notifications are handled in the same language.

What is on the 28-point checklist?

The list falls into nine headings. Security and entry: front door and lock, windows and shutters, alarm system, balcony doors, smoke detector and fire extinguisher. Water and plumbing: leak check, water meter reading and mains valve, washing machine and dishwasher connections, bathroom and kitchen traps. Electrics: consumer unit and fuses, RCD test, interior and exterior lighting. Heating, cooling and appliances: fridge and white goods, hot water system, boiler and air conditioning. Damp and ventilation: room-by-room humidity readings, inside cupboards and textiles. Fabric and exterior: roof, gutters and façade, terrace and balcony drains, retaining wall and garden drainage. Garden and pool: irrigation system, garden furniture, pool water and pump. Pests: insect checks and rodent bait stations. General: garage and plant room, post and official notices, general cleanliness. Every item is written out one by one on the How It Works page, and the same order is followed on every visit.

When and how do I get the report?

Your PDF report arrives by email and WhatsApp within six hours of the visit ending. It contains the checklist, 15–20 dated photographs and, where there are findings, the estimated repair cost. You can download and read a complete real report from the Sample Report page on this site.

If you find a problem, do you fix it right away?

We stop anything urgent on the spot as a temporary measure — for a leak, for example, we close the isolating valve, dry the water and place a moisture absorber. For a permanent repair we ask for your approval first, with photographs and an estimated cost. No expense is incurred without your approval.

I'm abroad. How do I get in touch with you?

You can message us on WhatsApp in Turkish, English, German, Russian and Arabic — with a real person at the other end, not an automated bot. In an emergency we show you the house live on a video call.

Can I choose the day and time of the visit?

You set the day; the time window is given according to the route plan. A reminder is sent the day before the visit. If a specific time is needed (a delivery, a tradesperson coming in) it can be planned in advance.

How many visits do you make in winter, and does it continue in summer?

You can set your subscription up by the season (3, 6 or 9 months) or for 12 months all year. On the all-year option, visits become a maintenance and support service while you are in residence; if you'd rather not, that period can be paused. The discount applies to the 12-month subscription only.

Will you open the door for a delivery, a tradesperson or a plumber?

Yes. For scheduled third-party visits our officer is present at the house, stays throughout the work and photographs the process. This is included once a month on Full Check and above.

Price and Payment

A neighbour or a friend keeps an eye on my place. Why should I pay you?

A fair question, and it is exactly where most of our clients come from. The difference is not whether someone looks at the house; it is whether anything is written down. The person you know drops by, glances around and tells you it is all fine. That is well meant, but it is not a measurement. On every visit we read the water meter and compare it with the previous reading, measure the humidity room by room, and record all 28 items with dated photographs. A meter notices a silent leak; an eye does not. The second difference is liability: our team is insured, the criminal record check is confirmed to you in advance, keys are taken against a signed record, and the visit is filmed from start to finish. If something goes wrong you have a policy and a record to fall back on. You cannot invoice a neighbour for a mistake; you can only lose the friendship. Let us be straight: if you have a small flat and the person you know really does go inside regularly, you may not need this service. But with an empty house the point is not to hear that nothing is wrong; it is to find out in time when something is. Why isn't a firm price published on the site?

Our package prices are published openly. But the size of your home, its garden and its pool change how long the work takes: a 90 m² flat and a 400 m² villa do not pay the same. That is why the calculator gives you a range built for your home rather than a single figure — and the range is built from the package price, not invented for the calculator. Your location does not change the price: we work with our own team in every district. The firm price is settled after the free survey. We don't want the price to change after the survey — so we look first and price afterwards.

Is the survey really free?

Yes. At the survey we take an inventory of the house, photograph it and prepare a quote for you. If you decide not to take the service you pay nothing, and the inventory record is yours to keep.

Can I pay from abroad?

Yes. We accept online payment with foreign cards, and bank transfer is also possible. The payment link is sent by email, and the subscription starts once payment is confirmed.

Can I book a one-off service, or do I have to subscribe?

No, you don't have to subscribe. Jobs such as the season-opening clean, air conditioning servicing and pool opening can be bought as one-offs from the One-Off Services page. Many of our clients start with a one-off service.

Contract and Process

How long is the contract, and can I cancel?

There is no commitment. The subscription runs month by month; you can cancel at any time without giving a reason, and any prepaid but unused period is refunded. You can instead pay for 12 months up front and get 5% off — that is still not a commitment: if you leave early, the unused months are refunded. Can I change my package later?

Yes. Moving up a package can be done even mid-month, with the difference calculated pro rata. Moving down takes effect in the next billing period.

How soon after the survey do you start?

Once you approve the quote, the first visit usually takes place within 3–5 working days. On that first visit we take the opening inventory and reference photographs of the house; every later report is compared against that reference.

Where are my data and photographs of my home stored?

Photographs and reports are stored on servers located in Turkey and accessed only by authorised operations staff. Your address details are not used for marketing and are not shared with third parties. The details are in the Data Protection Notice.
